A Successful Partnership

By collaborating with our client we were able to supplement their existing skills and implement a strategy that met all their block and estate needs. This resulted in a 105% of rent received rate, 100% occupancy and 98% repairs satisfaction over the first six months.

The Brief

Broadway Living is a developer of quality, desirable homes in the London Borough of Ealing and is a wholly owned subsidiary of Ealing Council.

They are pioneering a new approach to developing homes with a wide mix of tenures available across our varied developments: market or discounted market rent, shared ownership or private sale.

Although the council has a well-established housing team, they needed to supplement their experience with more specialised skills to manage the estate and the properties once they were built. The council wanted to work with a single organisation that was able to manage the lettings, housing management and estate management for the site and its residents.

What We Did

Our experience has taught us that a collaborative approach between developer and management company achieves the best results, creating an environment in which we can offer comprehensive and clear recommendations on the facilities and services required to meet the tenants’ needs and expectations.

Working in partnership we:

  • Developed a multi-tenure strategy for the estate
  • Managed all tenancy matters
  • Implemented income collection systems and procedures
  • Provided all block and estate services
  • Implemented a repairs service and programme of cyclical maintenance
  • Carried out tenant satisfaction surveys to ensure we continually improved our service.

The Outcome

Our overall strategy was designed to make managing the estate efficient, effective and convenient, and as a result, the development has achieved rates of 105% of rent received, 100% occupancy and 98% repairs satisfaction over the first six months.
